Transportation companies sought terminals and warehouses. Internet technology and telecommunication companies sought data centers and right-of-way facilities (both in-ground and aerial). Manufactured housing communities sought assistance with installation and management of utilities and corresponding issues. Thus, the firm developed its real estate practice and regularly assists clients in various aspects of commercial property development and construction.
Commercial Development and Zoning
Our attorneys are experienced in the development and leasing of commercial projects, and have assisted clients throughout the process of prospecting for suitable real estate, negotiating options for purchase, obtaining local permits and zoning, construction and development, and leasing of commercial and industrial space. The firm has assisted clients with leasing and other aspects of commercial real estate on small projects and large projects alike, and attorneys understand the challenges involved with both. Attorneys have assisted clients on a variety of projects, including shopping centers, data centers, office space, warehouses, trucking terminals, and oil and gas leases.
Manufactured Housing
The firm represents manufactured housing communities, primarily in the areas of zoning, infrastructure development and maintenance, utility-related matters, and construction. Attorneys have appeared before the Public Utilities Commission of Ohio, Ohio EPA, multiple municipalities and zoning boards, and state courts. Attorneys assist clients and provide guidance in many areas, including transactional matters, regulatory investigations and compliances, FE&D cases (eviction), manufactured housing statutes, construction contracts and disputes, and the provision, metering and related aspects of utility services.
Construction
The construction practice area consists of assisting clients in the negotiation of development and construction contracts, as well as representation throughout construction claims and disputes. Depending on the number of developers and contractors involved in any given project, matters can become complex, and our attorneys are experienced in multi-party claims and litigation. This practice area overlaps with the firm’s transportation and logistics area of practice. The firm is experienced in the various aspects of heavy equipment dismantling, loading, securing, transporting (highway, rail and ocean), and rigging at destination. Our attorneys have represented clients in transactional matters, as well as regulatory matters before the Ohio Department of Transportation, OSHA, and various state courts.
